The Buying Process
The Buying Process – now you’ve checked us out on our website, you’re obviously thinking seriously about taking things a little further on your road to home ownership. So, read on to find out more about what to expect on your journey with Mulberry Homes Yorkshire…
Let’s begin by saying that we comply fully with The Consumer Code for Home Builders, which is an industry-led code to protect home buyers. This code covers every stage of the home buying process. Please click here to read more.
A useful website that can offer advice is Own Your Home, a goverment backed website that offers useful tips and information, please click here to read more.
Book an appointment with one of our sales team to arrange a visit to the development you’ve chosen. During your visit to the sales office, we’ll chat to you about what you want from your new home, discussing available house types, options and ways to buy. Working drawings will also give you a better idea of what’s on offer.
Reserve your new home - let the excitement begin… reserve the home of your dreams and be assured that no-one else can buy it. This is the start of your buying journey.
Financing your home - if you require a mortgage, then please arrange this via an independent financial advisor. Please note Mulberry/Broadacres are not licensed to offer financial advice.
Appoint a solicitor/conveyancer - rest assured that a good solicitor will take care of all the legalities associated with buying your home (searches, stamp duty and land registry).
Personalise your new home - now’s the time to start making this feel like your home, not ours! Depending on the build stage, you can now start to choose your kitchen units, worktops, bathroom tiling and any upgrades to personalise your home.
Exchange of contracts - your solicitor will contact you to report that they are in a legal position to exchange contracts and this is the point when you need to pay your 10% deposit to make everything legally binding. The home is yours!
New home demonstration - our sales team will be in touch to arrange for you to attend a new home demonstration to show you around, an essential part of the journey!
Moving day - once the solicitors have confirmed completion, we’ll be in touch to arrange a time for you to collect your keys - and that’s it - welcome home!
